If you’re ONLY shopping for the best rate, you’ve come to the wrong guy.

Perhaps the worst kept secret in our industry is that, except for the odd unpublished rate-special exclusive to brokerages like mine, most if not all mortgage brokers in BC have access to the same mortgage rates.

And I understand why rate is so high on your list. Your thought process is, I don’t have the cash to buy a home outright; I’ve scraped together what I can for a down payment, and I’ll need a mortgage for the rest. And to stay sane for the next quarter-century, I need the lowest monthly payment that my take-home pay can stomach. So one term at a time, the main thing I can control…is rate. But that’s only for a traditionally structured mortgage.

When I show you that a properly designed mortgage can be paid off YEARS sooner and save $10,000’s of interest over the traditional structure…regardless of rate…you will then throw the whole concept of “rate” out the window.
